I bought my first home at 23 and sold it 15 months later for a 30% profit. That was the moment I got hooked.

For 23 years since, I've bought, sold, renovated, and operated dozens of homes: single family, small multifamily, condos, long-term rentals, and Airbnbs. You learn differently when your own money is on the line and you're staring at your own P&Ls.

That experience reset how I look at a home. I focus on what buyers actually pay for, where the real risk is, and what the market will reward.

I co-founded and ran CBase Solutions, Inc, a government contracting firm with 26 employees. We worked across agencies including the National Library of Medicine, USPTO, DHS CBP, and the Library of Congress.

My clients get both sides. Investor judgment on what to fix, what to skip, where the risk is. Operator discipline on running it: scope, vendors, timeline, budget.

Why did you create 16DayPrep?

I represented a Bay Area home buyer and the seller shared invoices for the prep work they did to get the house ready. They spent over $50,000. It was a waste.

My client and I were already planning a full renovation right after purchase, so roughly $47,000 of the seller's prep work was wasted. I coordinated the contractors. We gutted the kitchen cabinets they repainted, replaced the windows where they painted the trim, and tore out the floors they refinished.

I told my client upfront: if I ran the prep and sale start to finish, he had to let me use the property as a case study to show other homeowners how a sale should be done. He agreed.
