What does the 16-day timeline actually look like?

Prep · Days 0–16

  • Day 0: Sign agreement. Walk the home.
  • Day 1: Build the scope of work and budget.
  • Day 2: Seller approves. Contractors mobilize.
  • Days 3–11: Paint, electrical, plumbing, repairs, cleaning, lighting. As the home needs.
  • Day 12: Inspections.
  • Day 13: Staging install.
  • Day 14: Professional photography and video.
  • Days 15–16: Pre-launch agent outreach. MLS prep. Marketing assets.

Why exactly 16 days?

For a Bay Area home under 2,000 sq ft, 16 days is the sweet spot. Just enough time to fix what turns buyers off, without taking on bigger problems.

It also leaves enough time for cleaning, inspections, staging, photos/videos, and pre-launch marketing.

Bigger prep jobs get riskier and return less per dollar. You don't want to become a flipper. The Bay Area has some of the worst margins for flippers in the country. Many only aim for 7% profit. Not worth the risk.

For larger homes, the timeline grows: 19 days from 2,000 to 2,500 sq ft, and 22 days from 2,500 to 3,000 sq ft. Above 3,000 sq ft, contact us for a custom plan.

Your home is worth $1.5 million or more. Below that, functionality and affordability are the biggest factors for buyers, and a regular sale process or discount broker may be a better fit.

The Delegator

You want full market value, but you refuse to make selling your home a second job. You approve the scope of work and step back. We share daily progress in a shared app called Basecamp. You see everything without being in the middle of it.

If you want to manage every detail yourself, this isn't a fit. The 16-day timeline only works when you allow us to run it and move fast.

The Capital-Ready Decision-Maker

You can fund $10–30k of prep up front in cash. Vendors get paid directly at their actual cost, with no brokerage markup. You see every quote and approve every dollar. Our services (staging, photography, marketing, project management) are included in the 3% commission.

We give you the recommendation on every decision that affects your bottom line. You approve, adjust, or veto. You decide everything.

What if I want more time to make decisions?

Some owners prefer to talk through each decision and take their time before approving. That's a real preference, and the 16-day timeline isn't built for it.

We can extend the timeline to fit how you want to work. Same system, same Basecamp visibility into every step, more room for conversation along the way.

How much does 16DayPrep cost?

3% commission. All-inclusive.

That includes premium staging, professional photography and video, all marketing, and full prep project management: scope, vendor coordination, daily on-site oversight, and timeline. No separate invoices. No surprise line items.

Prep costs are paid directly to the contractors who do the work. We are not general contractors and we don't mark up vendor invoices. You see every bid, approve the budget, and pay each vendor at their actual cost.
